Chicago’s Thompson Center Is Getting a Major Comeback as Leasing Begins for Redevelopment
One of Chicago’s most recognizable buildings is entering a new chapter as commercial leasing officially begins for the redevelopment of the James R. Thompson Center in the Loop. The iconic structure at 100 West Randolph Street is being transformed into a modern office and retail destination, marking a major shift for the long-discussed property.
Originally completed in 1985, the building had long faced maintenance and efficiency challenges. A development partnership between The Prime Group and Capri Investments, alongside Google, is now repositioning the property into a Class A office space designed for today’s workforce.
The redevelopment has involved stripping the 17-story structure down to its frame and rebuilding it with modern systems. The exterior has been reclad with energy-efficient glass, and new infrastructure including a smart HVAC system is being installed to address long-standing building issues while improving sustainability and performance.
Interior work is also moving forward, with Google recently receiving permits to begin renovations across the lower nine floors. Plans include a new office lobby, central kitchen, food hall, restaurant space, conference areas, lab space and bike storage, creating a mixed-use environment designed for both employees and visitors.
As construction progresses, leasing is now underway for the remaining office and retail space. The upper floors of the building are being marketed to additional office tenants, while retail opportunities are being introduced along the lower levels and within the building’s signature atrium. The project is expected to feature curated food and beverage options open to the public and connected to nearby transit.
Leasing efforts are being led by CBRE for office space and Savills for retail. The State of Illinois is expected to retain a smaller footprint within the building as part of the transition.
For those watching commercial real estate trends in Chicago, the redevelopment represents one of the most significant projects in the Loop. With more than $250 million invested and completion expected later this year, the transformation of the Thompson Center signals continued demand for modern, amenity-rich office space in downtown Chicago.
