Chicago Is Helping Buyers Go From “Class to Close.” Here’s the Free Homebuyer Event Coming Next Week
CHICAGO— Learning how to buy a home is one thing. Getting financially ready to actually make an offer is another.
On Saturday, October 17, the Chicago Treasurer’s Office is hosting a free Class to Close: Homebuyer Resource Fair designed to help buyers bridge that gap. From 10 a.m. to 2 p.m. at the Humboldt Park Health Wellness Center, 2933 W. Division St., attendees can meet lenders, real estate professionals, inspectors and insurance providers, ask questions about down payment assistance and potentially get pre-approved on-site.
Registration is free, but the city says space is limited.
Why This Event Could Be More Useful Than Another Home Search
Most buyers start by scrolling listings.
But before worrying about kitchens, parking or which Chicago neighborhood feels right, it helps to know what the financial side of the purchase actually looks like.
The Class to Close event brings several professionals involved in a transaction into one place, giving buyers a chance to ask questions about mortgage readiness, inspections, insurance, down payment assistance and the steps between getting educated and actually closing on a home.
That can be particularly useful for first-time buyers who know they want to purchase but are still unsure about questions such as:
How much should I realistically spend?
How much cash will I need beyond the down payment?
Could I qualify for assistance?
What does a lender need before issuing a pre-approval?
When should I involve an inspector, attorney or real estate agent?
Understanding those answers before touring seriously can make the home search much more focused.
Down Payment Assistance Is Worth Asking About Early
One of the event’s main focuses is helping buyers learn about down payment assistance programs and other homeownership resources.
Chicago’s broader homebuyer education programs have been connecting residents with assistance options as part of the city Treasurer’s Building Wealth Today for Tomorrow initiative. The city’s Home Stretch program combines HUD-certified education, counseling and guidance on mortgage and down payment assistance readiness.
That does not mean every attendee will automatically qualify for assistance.
Eligibility can depend on the specific program, income, property, financing and other requirements. The value of asking about these programs before making an offer is that buyers can understand what may be available and what steps they need to complete first.
Who Should Consider Going?
The Oct. 17 event is specifically presented as the next step for people who have completed homebuyer education.
It may be especially useful if you are hoping to buy within the next several months and want to move from general research into actual mortgage readiness.
If you have not completed a homebuyer education course yet, Chicago’s separate Home Stretch program continues on October 24 at Wilbur Wright College. Participants can work toward the six hours of HUD-certified education and counseling required for the program’s homebuyer certificate, which can then be used when working with financial institutions on mortgage readiness and potential assistance programs.

If getting pre-approved is your main reason for attending, it is worth checking registration details or asking participating lenders in advance what financial documents they may want you to bring.
Getting Pre-Approved Is Only the Beginning
A pre-approval can tell you what a lender may be willing to finance.
It does not necessarily tell you what monthly payment will feel comfortable, which condo building is financially healthy or whether a specific property is worth its asking price.
Once you know your buying range, the next step is comparing the total monthly cost, property taxes, HOA assessments, parking, building reserves, insurance, inspection findings and recent comparable sales.
That is where financial preparation and property strategy come together.
