Development activity in Chicago’s West Loop continues to accelerate, with two residential projects now making visible progress just steps from each other. Located along North Desplaines Street, the buildings at 629 West Lake and 135 North Desplaines are part of a growing wave of new housing in one of the city’s most in-demand neighborhoods.

Both projects are being developed by Continuum Real Estate Brokers and built by Chicago Common Construction, with Axios Architects leading the design. The developments sit in the heart of the West Loop, an area that has seen rapid transformation over the past decade.

At 135 North Desplaines, construction has reached the second floor on what was previously a surface parking lot. The nine-story building will include 50 residential units, along with ground-floor retail space, a residential lobby and a small number of indoor parking spaces. The project received its permit earlier this year, and construction has been moving steadily since site work began.

Just one block north, 629 West Lake is further along. The eight-story building will include 49 residential units and has already reached its structural peak, with windows installed and brickwork progressing along the exterior. The site was previously home to a longtime neighborhood business before demolition cleared the way for new construction.

Both developments follow a similar approach, with limited parking and a focus on urban living, reflecting the continued demand for walkable, transit-oriented housing in the West Loop. The proximity to offices, restaurants and public transportation makes the area especially attractive to renters and young professionals.

For those searching for new apartments in West Loop Chicago, these projects are part of a larger trend of adding mid-rise residential buildings that fit within the neighborhood’s evolving streetscape. While a final completion date has not been confirmed for 629 West Lake, it is expected to be finished by the end of the year, with 135 North Desplaines likely following by 2027.

As development continues across the West Loop, projects like these highlight the ongoing demand for housing in the area and reinforce its position as one of Chicago’s fastest-growing residential and lifestyle hubs.
