Mixed-Use Development Proposed at 315 S Jefferson in West Loop Gate
A new residential project is being proposed in a rapidly growing pocket of downtown Chicago. Plans have been revealed for a mixed-use development at 315 South Jefferson Street in West Loop Gate, adding housing and retail just steps from one of the city’s busiest transit hubs.
The project site sits between West Jackson Boulevard and West Van Buren Street, currently occupied by a parking lot. Its location near Union Station makes it especially attractive for commuters and renters seeking easy access to downtown and regional transit.
The development is being designed by Built Form LLC and will rise as a nine-story building reaching approximately 109 feet in height. The structure will feature a modern design with dark-tinted glass and polished metal panels, along with inset sections that allow for additional natural light in residential units.
Plans call for 52 residential units, including a mix of studios, one-bedroom and two-bedroom layouts. The unit mix reflects current demand in the West Loop area, where a variety of housing options continue to attract young professionals and urban renters.
On the ground floor, the building will include approximately 1,130 square feet of retail space, contributing to the walkability and street-level activity along Jefferson Street. Parking will be provided through a 22-space vertical mechanized system, extending into the basement to maximize efficiency on the compact site.
Residents will also have access to a range of amenities, including a fitness room, lounge, coworking space and an outdoor deck, aligning with the lifestyle-focused features seen in many newer developments across the West Loop.
