Is October the Best Month to Buy a Home in Chicago for the Rest of 2026?
CHICAGO— If you want to buy a home before the end of 2026, October may offer one of the more interesting windows of the year.
The spring rush is over, summer activity has cooled, and some sellers who listed earlier in the year are entering fall with more urgency. At the same time, buyers who need to move before winter or year-end are still active.
That combination can create opportunities, but Chicago is not suddenly overflowing with homes for sale. Current market data shows 8,766 active listings, down 10.28% from a year earlier, while homes were selling in a median 35 days as of August.
So is October actually the best remaining month to buy?
It can be, particularly for buyers who want more negotiating opportunities without waiting until the much quieter holiday market. But the advantages depend heavily on the property.
Why October Can Be a Good Month for Chicago Buyers
One of October's biggest advantages is that buyers may face less competition than they would during the spring market.
Families trying to move before the school year have generally finished. Some casual summer shoppers have stopped looking. And buyers waiting until the following spring may already be sitting on the sidelines.
Sellers, however, may have reasons to keep moving.
Someone who listed in July or August and still owns the home in October may be more interested in discussing price, closing date, credits or other terms than a seller whose property went live yesterday.
That is especially useful because Chicago already has a meaningful group of listings receiving price reductions. According to Realtor.com's August 2026 housing report, approximately 14.6% of Chicago metro listings had reduced their asking price.
October gives buyers a chance to identify the properties where the seller's position has changed without assuming every seller is desperate.
A home with 60 days on market and two price reductions should be approached differently from a well-priced home that entered the market three days ago.
The Biggest Advantage May Be Seller Motivation
October is not necessarily the month when Chicago homes suddenly become cheaper.
It is the month when individual sellers may become more negotiable.
A seller approaching the end of the year may be dealing with a relocation, another home purchase, a vacant property, carrying costs or simply a desire to complete the transaction before the holidays.
For buyers, this means the best opportunities may appear in listings with a history.
Look closely at homes that have:
Been listed longer than comparable properties
Already received a price reduction
Returned to market after a prior contract
Been available since summer
Significant updating needs
Multiple similar homes competing nearby
Those factors can create leverage even when the overall Chicago market remains relatively strong.
Last October provides a useful example of why fall should not be mistaken for a dead market. According to Illinois REALTORS, Chicago home sales increased 2.2% year over year in October 2025, while inventory was 22.2% lower and the median sale price increased 7.2% to $370,000.
Buyers were still purchasing. There were simply fewer homes available.
That distinction could matter again in 2026.
So, Is October Better Than November or December?
For many buyers, October may offer the best balance.
There is typically still enough inventory and market activity to provide meaningful choices, but some of the intensity of the spring and summer markets has faded.
November and December can sometimes produce even more motivated sellers, particularly on properties that have been sitting for months.
But the tradeoff becomes even more pronounced:
fewer buyers, but also fewer listings.
Holiday schedules can also complicate inspections, attorney review, lending and closing logistics.
A buyer with a flexible search may find an excellent opportunity in November or December. But someone who wants a reasonable selection of homes while also looking for increased negotiating leverage may find October to be the stronger middle ground.
That does not mean every October listing is negotiable.
Chicago remains unusually inventory-constrained compared with much of the country. National active listings increased 3.6% year over year in August, while Chicago metro inventory remained 6% below the previous year.
The best homes can still sell quickly.
Who Should Consider Buying in October?
October may be particularly attractive if you are financially prepared, already understand your target neighborhoods and do not need hundreds of listings to choose from.
It can also work well for buyers willing to consider a property that has been overlooked because of cosmetic condition, market time or an initially aggressive asking price.
The key is not searching for a citywide October discount.
It is finding individual listings where the seller's motivation and the property's market history create an opportunity.
For buyers considering South Loop, West Loop, University Village, University Commons, River North, Streeterville, Pilsen or Chicago's surrounding suburbs, that requires comparing the property with recent sales and current competition rather than relying solely on the asking price.
