Why Are So Many People Moving to Lakeview? Chicago’s 60657 Ranks No. 6 in the U.S.
LAKEVIEW— Hundreds of moves landed in one Chicago ZIP code in August, enough to put it alongside some of the fastest-growing communities in Texas, Florida and Colorado.

But Lakeview is very different from most of the places surrounding it on the list. Many are fast-growing suburban areas adding large amounts of new housing.
60657 is a dense, established Chicago neighborhood.
That makes its appearance near the top of the national ranking much more interesting.
Lakeview Did Not Rank Because It Is Suddenly a Boomtown
There are actually three different rankings in the MovingPlace study: moves per capita, total move volume and the biggest month-over-month increases.
Lakeview's No. 6 ranking is based on total moves, not moves per capita.
MovingPlace analyzed more than 890,000 residential moves that occurred nationwide in August 2026. Its data counted any move with a destination address in the ZIP, including someone who moved from one 60657 apartment to another within the same ZIP.
So the headline should not be interpreted as 425 households moving to Lakeview from somewhere else in the country.
What it does show is something still meaningful: a lot of people are actively choosing housing within 60657.
And MovingPlace itself points to one likely reason, describing the ZIP as a dense rental market with high turnover typical of urban apartment corridors.
That makes sense for Lakeview, where renters and buyers can choose among vintage walk-ups, courtyard buildings, condos, larger apartment properties and homes on quieter residential streets, all within the same general part of the city.
Why Does 60657 Keep Showing Up on Movers’ Shortlists?
The appeal becomes easier to understand once you look at everyday life rather than individual attractions.
60657 has a Walk Score of 92, placing it firmly in the “Walker’s Paradise” category. Grocery stores, restaurants, coffee shops and everyday services are spread throughout the area, while Red, Brown and Purple Line access makes living without a car realistic for many residents.
Then there is the variety within Lakeview itself.
Someone prioritizing the lakefront and dense commercial streets may gravitate toward Lakeview East. Buyers and renters who want restaurants and neighborhood activity around Southport can look farther west. Wrigleyville offers an entirely different environment around Wrigley Field, while residential blocks can feel much quieter only a short distance away.
Recent Reddit conversations from people considering Lakeview show those same priorities repeatedly.
One person preparing to move to Chicago without a car was steered toward Lakeview because of its train access, walkable groceries and range of housing options. Another September discussion from a suburban resident considering Lakeview specifically centered on wanting to ditch the car, keep Brown Line access and live somewhere with a stronger city feel.
The comments also reveal the tradeoffs. Residents frequently mention parking difficulty, noise around Wrigley and meaningful differences from one pocket of Lakeview to another.
That is exactly why saying “I want to live in Lakeview” is usually only the beginning of the search.
The For-Sale Market Shows Buyers Are Competing Here Too
The moving data is not the same thing as home-sale data, but the latest housing numbers suggest that demand in 60657 is not limited to renters.
Over the three months ending August 2026, Redfin reported a 60657 median sale price of about $705,000, up 17.4% from the same period a year earlier. The average home sold for roughly 4.5% above asking, and 63.7% of homes sold above their list price.
That does not mean every Lakeview condo gained 17%.
ZIP-level data combines very different property types, price ranges and locations. A one-bedroom condo near the lake behaves differently from a newer three-bedroom property near Southport.
But the combination of high moving activity and competitive sale conditions tells us something important.
Lakeview continues to attract people even though it is not an emerging neighborhood or a newly built suburb. Buyers and renters are choosing an established area where much of the value comes from what already exists around the home.
What This Means for Lakeview Buyers and Sellers
For buyers, popularity means it is worth understanding exactly which part of 60657 fits your lifestyle before competing for a property.
Compare CTA access, parking, HOA assessments, building reserves, proximity to nightlife, lake access and the actual block, not simply the Lakeview name.
A condo that looks like a great value may have a higher assessment or upcoming building work. Another property may cost more but eliminate the need for a car or put you within a few minutes of the train.
For sellers, the ranking is encouraging, but 425 moves do not mean every property will automatically sell quickly.
Buyers still compare similar listings carefully. Pricing, condition, HOA costs, parking and building finances can determine why one Lakeview condo receives multiple offers while another remains available.
The broader takeaway is simpler.
60657 is not just generating attention. People are actively moving within and into it.
And in a city with dozens of neighborhoods offering very different versions of Chicago living, Lakeview's combination of walkability, transit, lakefront access, entertainment and residential variety continues to put it on movers' shortlists.
