Is It Harder to Sell a Chicago Home in November or December? Here's What Sellers Should Know

CHICAGO— Thinking about selling your home before the end of 2026? November and December are traditionally slower months for Chicago real estate, but that does not necessarily mean you should wait until spring.

Holiday travel, colder weather and shorter days can reduce showing activity. However, fewer competing listings and buyers with immediate moving needs can create opportunities for sellers who price and prepare their properties correctly.

The real question is not simply whether winter is a good time to sell. It's whether your particular home would benefit more from listing now or competing with more properties in spring 2027.

Why Chicago Home Sales Slow Down During the Holidays

Real estate activity typically declines between November and January as buyers and sellers adjust their schedules around Thanksgiving, Christmas and New Year's.

The National Association of REALTORS® identifies November through January as a period when pending home sales generally slow due to seasonal factors.

Why Chicago Home Sales Slow Down During the Holidays

Chicago's winter weather adds another challenge. Snow, freezing temperatures and limited daylight can make home tours less convenient, especially for buyers comparing multiple properties.

Still, homes continue selling.

The Chicago Association of REALTORS® recorded 1,344 closed sales in November 2025 and 1,633 in December 2025 within the City of Chicago. Homes averaged 57 days on market until contract in November and 63 days in December. These were completed sales during those months, not necessarily homes first listed during the holidays.

The slowdown does not eliminate demand. It changes how sellers need to approach the market.

Fewer Showings, but Also Fewer Competing Homes

One potential advantage of selling during the holidays is reduced competition from other sellers.

Chicago's available housing inventory fell from 3,762 homes in November 2025 to 3,040 in December 2025, based on Chicago Association of REALTORS® market snapshots.

Some homeowners temporarily withdraw their listings, while others delay entering the market until after winter.

That can give a well-presented property more visibility among buyers who continue searching.

And those buyers may have specific reasons to move, including:

  • Job relocations or employment changes.

  • Lease expirations or housing transitions.

  • Family circumstances requiring a move.

  • Buyers hoping to complete a purchase before the new year.

However, fewer competing listings do not automatically mean stronger offers. Holiday buyers may still negotiate aggressively, particularly when a property has been sitting on the market.

The advantage comes from having less competition while remaining competitively priced.

This distinction matters for Chicago condo sellers in the South Loop, West Loop, University Village and University Commons, where buyers may compare similar floor plans, HOA fees, parking options and building amenities.

For suburban sellers in communities such as Elmhurst, Lombard, Naperville and Wheaton, recent comparable sales and the number of competing homes in the same price range are equally important.

Should You List Before Thanksgiving 2026?

Should You List Before Thanksgiving 2026?

Thanksgiving falls on Thursday, November 26, 2026, making early to mid-November a practical window for sellers who want their homes marketed before holiday schedules become more complicated.

Listing during the first half of November can provide time for professional photography, initial showings, an open house and early buyer feedback before Thanksgiving week.

If you're considering selling this November, focus on three priorities:

1. Price your home for the current market. Use recent comparable sales, active competition and current buyer demand rather than assuming spring pricing will apply during winter.

2. Prepare for winter photography. Schedule exterior photos while landscaping is still visible when possible. Maximize natural light, clean windows and use professional interior lighting to prevent darker rooms from appearing uninviting.

3. Plan for holiday showings. Keep decorations simple, maintain accessible walkways and coordinate showing availability around travel or family gatherings.

For Chicago condos, highlighting natural light, heated parking, in-unit laundry and building amenities can help buyers understand the property's everyday convenience.

For suburban homes, clear exterior photos, maintained landscaping and comfortable indoor temperatures can make winter showings more appealing.

A November listing does not guarantee a December closing. The timeline still depends on finding a buyer, financing, inspections, negotiations and the closing process.

When Waiting Until Spring 2027 May Make More Sense

Although selling during winter can work, some homeowners have good reasons to wait.

Spring typically brings a larger pool of active buyers, longer daylight hours and improved opportunities to photograph outdoor spaces.

Waiting may be particularly useful if:

  • Your home needs repairs, painting or updates that cannot be completed before winter.

  • Landscaping, a backyard, patio or rooftop terrace is a major selling feature.

  • You have flexibility with your moving date and want more preparation time.

  • Comparable homes in your neighborhood historically attract substantially more buyer activity during spring.

However, spring also tends to bring more competing listings.

A seller who waits until March or April could face additional properties with similar layouts, pricing and amenities.

For Chicago condo owners, that may mean competing directly with more units in the same building or surrounding neighborhood.

The best strategy is to compare what your home could reasonably sell for now against the potential costs and benefits of waiting, including mortgage payments, taxes, HOA fees, maintenance and the possibility of changing market conditions.

Sell Now or Wait? Make the Decision Based on Your Home

Sell Now or Wait? Make the Decision Based on Your Home

There is no universal answer for every Chicago homeowner.

If your property is market-ready, your asking price is supported by recent sales and you have a reason to move, selling during November or December can still be worthwhile.

If you need substantial preparation time or your moving schedule is flexible, waiting until spring may offer advantages.

The deciding factors should be your neighborhood, property type, competing inventory, financial goals and timeline, not the calendar alone.
