Leasing Begins at 400 Lake Shore Drive as 635-Unit Streeterville Tower Nears 2027 Opening
STREETERVILLE—One of the most anticipated new residential towers on Chicago’s lakefront has officially entered the leasing phase.
Related Midwest announced that leasing has begun for the North Tower at 400 Lake Shore Drive in Streeterville. The 72-story, 857-foot tower is scheduled for completion in March 2027 and will bring 635 rental apartments to the site where the Chicago River meets Lake Michigan.
635 Apartments Across Two Residential Collections
The North Tower will offer two distinct rental experiences.
The Collection, spanning the lower residential portion of the building, will include 520 apartments ranging from approximately 520 to 1,240 square feet, with studios, convertibles, one-bedroom and two-bedroom layouts.
The Residences will include 115 apartments ranging from approximately 1,010 to 3,740 square feet, with one- through four-bedroom homes and select penthouses. Some residences will also include private terraces.
Of the tower’s 635 apartments, 127 will be designated affordable, representing 20% of the building’s residences.
Designed by Skidmore, Owings & Merrill, the tower uses cascading setbacks, floor-to-ceiling bay windows and exterior detailing inspired by the movement of Lake Michigan.
More Than 30,000 Square Feet of Amenities
Residents will share access to the 400 Club, a collection of more than 30,000 square feet of amenity space.
Highlights include a waterfront pool deck overlooking the Ogden Slip, outdoor kitchens, fire pits, the Horizon Lounge, coworking and meeting areas in the DuSable Library, and the reservable Lake Shore Club Room.
On the 45th floor, residents will have access to the Solarium and Sky Fitness, described by the developer as Chicago’s highest full-floor residential fitness center. The space will include strength and cardio equipment, yoga and barre areas, stretching space and a sauna.
Additional amenities include a dog run, pet grooming spa, guest suites, bicycle storage, resident storage, underground parking and electric vehicle charging stations.
New Public Space Will Connect the Riverwalk and Lakefront
The development extends beyond the apartments themselves.
Plans call for approximately 4.5 acres of open and green space, including a public plaza and Founders Way, a landscaped pedestrian connection that will extend the Chicago Riverwalk beneath DuSable Lake Shore Drive toward the Lakefront Trail and DuSable Park.
The long-planned DuSable Park will occupy roughly 3.3 acres east of Lake Shore Drive, creating a new public green space at one of downtown Chicago’s most prominent waterfront locations.
At street level, Hexe Coffee Co. will anchor the development’s retail component at 458 E. North Water St., with a rear patio overlooking the Ogden Slip.
What 400 Lake Shore Drive Means for Streeterville
The arrival of 635 new apartments represents a significant addition to Streeterville’s luxury rental market and adds new residential density near Navy Pier, the Riverwalk, Lakefront Trail and Magnificent Mile.
For renters, the project introduces everything from compact studios to large four-bedroom residences in a new-construction lakefront tower. For the broader neighborhood, the addition of public green space and improved pedestrian connections could make the site more integrated with both the riverfront and lakefront.
A leasing center and model showroom are currently available by appointment at One Bennett Park, 514 N. Peshtigo Court, while the tower moves toward its planned March 2027 completion.
