Uptown’s Clark Street Could Get 9 New Condos as Development Boom Continues
UPTOWN—Another stretch of Clark Street could be headed for redevelopment as a proposal would replace a one-story commercial property with a four-story mixed-use condo building at 4531 N. Clark St.
Developer Platinum Homes is seeking a zoning change for the project, which would bring nine for-sale condominiums, ground-floor retail, parking, bicycle storage and outdoor space to the block between Sunnyside Avenue and Wilson Avenue. The proposal has not yet received final approval, and neighbors will get a chance to weigh in at a virtual community meeting later this month.
9 Condos With Prices Starting Above $800K
Plans shared through 46th Ward Ald. Angela Clay’s office call for a mix of larger condos, including six three-bedroom homes and three two-bedroom homes.
According to the zoning application cited in local reporting, anticipated asking prices would be:
Three-bedroom condos: approximately $875,000 to $900,000
Two-bedroom condos: approximately $825,000 to $850,000
The proposal also calls for 10 vehicle parking spaces, 13 bicycle spaces, private balconies, rooftop outdoor space and ground-floor commercial space.
One current architectural plan summary from Urbanize Chicago differs slightly, showing nine three-bedroom, two-bathroom condos and approximately 2,337 square feet of retail space. Because the development is still going through the zoning process, the final unit mix and commercial square footage may be clarified or revised before approval.
Why Platinum Homes Needs a Zoning Change
The property is currently zoned C1-2, and Platinum Homes is seeking a change to C1-3.
Under the existing zoning, a development with eight residential units could already be constructed at a similar height. The requested change would allow the developer to add a ninth condo, increase the allowable floor area and provide additional parking.
Urbanize reports the proposed building would rise approximately 65 feet and was designed by 360 Design Studio. If approvals move forward on the developer’s current schedule, construction could begin around February 2027, with completion targeted for February 2028.
The existing property at 4525-4531 N. Clark St. is a one-story commercial building dating to 1906. Commercial real estate records list the approximately 8,634-square-foot building on about half an acre, with frontage along Clark Street.
Another Addition to Clark Street’s Development Wave
The proposal is notable because this part of Clark Street has already undergone substantial residential development.
More than 100 housing units have been added around the 4500 block of North Clark Street in recent years, replacing or redeveloping portions of a corridor historically known for small businesses, wholesalers and low-rise commercial buildings.
The city has also been planning for additional change along the corridor. Chicago adopted the Clark Street Crossroads Corridor Study in 2023, covering Clark between Montrose Avenue and Foster Avenue and establishing a framework for future land use, development, transportation and public space.
Street improvements between Montrose and Winnemac are also underway, including pedestrian and cycling upgrades. The city said that work was expected to be completed in 2026.
Platinum Homes is already familiar with this section of Uptown. The developer is also behind the recently completed residential project at 4701 N. Clark St., roughly two blocks north of the proposed development.
Community Meeting Set for August 27
The project still needs to work through Chicago’s zoning approval process.
A virtual community meeting is scheduled for Thursday, August 27 at 6 p.m., giving neighbors an opportunity to review the proposal and provide feedback before it advances further. The rezoning would ultimately require action through the city’s zoning process and Chicago City Council.
For nearby homeowners and prospective buyers, the meeting will be worth watching. Beyond the nine proposed condos themselves, the project is another indicator of how quickly this section of Uptown, Ravenswood and the greater Clark Street corridor is shifting toward newer residential development.
