A $120 Million Medical Center Is Coming to Warrenville. Here’s What’s Planned
WARRENVILLE— A major new healthcare facility is planned for Chicago’s western suburbs, bringing more than 30 medical and surgical specialties under one roof.
Loyola Medicine announced plans on October 26 for a $120 million ambulatory care center at 28301 Ferry Road in Warrenville. The three-story facility would span nearly 100,000 square feet, include 60 exam rooms, and is expected to handle approximately 100,000 patient visits per year.
If approvals move forward as planned, construction could begin in early 2027, with an anticipated opening in 2029.
For residents of Warrenville, Naperville, Wheaton, and surrounding DuPage County communities, the bigger story is access: more specialty care, imaging, and outpatient procedures could be available closer to home.
What’s Planned for the Warrenville Center?
The new facility would combine primary care with more than 30 specialties, including cardiology, oncology, orthopedics, neurology, gastroenterology, urology, sports medicine, and several surgical specialties.
Plans also call for an ambulatory surgery center, infusion center, retail pharmacy, and advanced imaging, including MRI, CT, mammography, DEXA, X-ray, and ultrasound.
Loyola describes the project as one of the largest outpatient investments in its history, backed by parent organization Trinity Health.
Rather than requiring separate trips to different medical offices, the concept is designed to bring a broad range of care into one location.
Why the Warrenville Location Matters
The site is in Warrenville’s Cantera area, just north of I-88 and west of the Winfield Road interchange. It currently contains the former BP training headquarters, a building that has been vacant for several years.
Earlier plans reviewed by Warrenville called for demolishing that existing building and replacing it with the new three-story medical facility while retaining portions of the existing parking and stormwater infrastructure.
The location gives the project relatively direct road access for patients coming from Warrenville and neighboring western suburbs such as Naperville and Wheaton.
That matters for households evaluating where to live.
Healthcare may not be the first amenity buyers think about when comparing suburbs, but access to primary care, specialists, imaging, and outpatient procedures can become increasingly important for families, older homeowners, and people managing ongoing medical needs.
This Is Part of a Shift Toward Care Closer to Home
Loyola’s announcement emphasizes a broader trend in healthcare: moving more services away from large hospital campuses and into outpatient centers closer to where patients live and work.
For western suburban residents, the Warrenville facility could eventually mean accessing certain Loyola services without traveling to its main medical campus in Maywood.
That convenience is especially notable because this is not being planned as a small physician office.
With 60 exam rooms, surgery, imaging, infusion services, a pharmacy, and dozens of specialties, the facility is intended to function as a substantial regional outpatient destination.
What Buyers and Relocation Clients Should Take From This
A development like this does not automatically mean nearby home values will rise, and there is not enough evidence to make that prediction.
The more useful takeaway is about everyday convenience.
When comparing Warrenville, Naperville, Wheaton, and other western suburbs, buyers often focus on schools, commute routes, parks, shopping, and restaurants.
Healthcare access belongs in that conversation too.
A major medical center can add another important service within the broader community, particularly for households that want convenient access to specialists or expect their healthcare needs to change over time.
It could also bring more daily activity to the Cantera area as patients, physicians, and staff travel to the site.
The Project Is Not Fully Approved Yet
Despite Loyola’s announcement, construction is not yet guaranteed.
The City of Warrenville currently lists the project among developments seeking zoning approval. The proposal requires a major planned-unit-development amendment and several site-specific zoning changes.
The project is also going through a separate Illinois Health Facilities and Services Review Board process. A state notice describes the proposed medical office building as approximately 98,581 gross square feet.
Loyola’s October 26 announcement therefore uses careful language: the anticipated early 2027 groundbreaking and 2029 opening remain subject to state and local approvals.
That distinction matters when following development news.
Announced does not mean approved, and approved does not mean under construction.
For now, the Warrenville facility remains a significant proposal moving through the review process.
What Happens Next?
If Loyola secures the required approvals, demolition and construction are expected to begin in early 2027.
The target is to welcome patients in 2029.
Between now and then, watch for updates from the City of Warrenville and state regulators as the zoning and healthcare-facility reviews move forward.
If completed as currently planned, the project would add one of Loyola Medicine’s largest outpatient investments to the heart of the western suburbs.
