A leaking faucet, damaged flooring, peeling paint, aging mechanical system or obvious maintenance problem is easier to deal with now than two weeks before photography.
Starting early also gives you time to get estimates and decide whether a project is actually worth the money.
Some improvements may help the home show better. Others may never produce enough value to justify the cost. Fall gives you time to make that distinction without rushing.
Start Watching the Homes You Will Compete Against
You should not set your spring 2027 asking price today.
You should, however, start learning your market today.
Watch similar homes that list this fall and winter. Pay attention to which properties sell quickly, which sit, which reduce their price and what appears to separate the strongest listings from everything else.
For Chicago condo owners, go even more local.
If another two-bedroom comes up for sale in your building, follow it. Compare the condition, floor, view, parking, HOA assessment, updates and asking price. If it closes before you list, that transaction could become an important comparable sale next spring.
By tracking the market now, you will have context when it is eventually time to price your own home.
Condo Sellers Should Prepare the Building Story Too
If you are selling a Chicago condo, buyers are evaluating more than your unit.
Before spring, understand your building's monthly assessments, reserves, insurance, recent capital projects, upcoming repairs and any current or proposed special assessments.
You should also know what your assessment includes, whether parking and storage are separately deeded or assessed, and whether there have been recent changes that a buyer is likely to discover during association-document review.
This is especially important in condo-heavy areas such as South Loop, West Loop, River North, Streeterville, University Village and University Commons, where buyers may be comparing several similar units across different buildings.
A renovated kitchen can help sell a condo. So can being able to clearly explain the financial health and recent improvements of the building around it.
Use Winter to Get Ready for the Actual Launch
Once you know what needs attention, winter becomes the time to finish the work.
Complete worthwhile repairs, organize records of recent improvements, gather information about major systems and start thinking about how the property should be presented.
For condos, begin organizing the association information you expect buyers to ask about. For single-family homes, know the approximate ages of major systems such as the roof, furnace, air conditioning and water heater.
Then, closer to spring, revisit the market.
That is when you should update comparable sales, study the newest competing listings, determine the asking price, prepare professional photography and choose the actual launch date based on current conditions in your neighborhood, building or suburb.
You do not need to predict the spring 2027 market six months in advance.
You simply need to be ready to respond to it.
