Even more notably, 60187 ranks No. 1 in Illinois on Realtor.com’s state-level list. The ranking is based on buyer demand, measured by unique listing views, and market pace, measured by how quickly properties leave the market. Realtor.com limits the national ranking to one ZIP code per metropolitan area.

The 77% Chicago-area viewership is particularly interesting. Rather than Wheaton’s demand being driven primarily by buyers moving into Illinois from across the country, much of the competition is coming from people already within the broader Chicago metropolitan area who are choosing to relocate within the region.

Wheaton is not making the list simply because it is inexpensive.

The average down payment was 18.3%, or $98,533, while the median buyer FICO score reached 773. Realtor.com found that buyers across the hottest ZIP codes generally had larger down payments and stronger credit profiles than the national average.

Wheaton’s estimated median household income was $129,694. Using Realtor.com’s affordability calculation, which assumes 20% down and a 6.55% mortgage rate, the estimated minimum household income needed for the typical home was $116,825.

For sellers, those numbers point to a buyer pool that is not simply browsing. Many shoppers entering this market appear financially positioned to compete when the right property becomes available.

Hot Does Not Mean Every Wheaton Home Is Selling Over Asking

There is one important nuance in the data.

Of Realtor.com’s 10 hottest ZIP codes, Wheaton was the only one where the typical home sold slightly below asking price. The sale-to-list ratio was 99.7%, meaning homes sold for roughly 0.3% below their final list price during the first half of 2026.
