Just Closed in University Commons: A One-of-a-Kind Condo Marks Our 1,000th Home Sale

What $400K Bought in University Commons Chicago: A Private Patio and a 1,000-Home Milestone

A recent closing at 1071 W 15th St Unit 109 provides an unusual answer. The 1-bedroom, 2-bath condo closed for $412,500 on September 11, 2026, combining a flexible oversized floor plan, two renovated bathrooms and a private patio nearly twice the size of many others in the building.

The closing is also significant for another reason: this transaction marked the 1,000th home sold overall by The Cory Tanzer Group.

What $412,500 Bought in University Commons

This is not a typical one-bedroom layout.

The residence was originally configured as a 2-bedroom plus den and was redesigned into an extra-large one-bedroom with two full bathrooms, creating a more open floor plan while retaining flexibility.

Both bathrooms and the kitchen had been renovated since 2022, while hardwood flooring and floor-to-ceiling windows bring a more contemporary feel to the home.

The primary suite includes a walk-in closet and en-suite bathroom, but the feature that most clearly separates this condo from other units in the community is outside.

A Private Patio Nearly Double the Typical Size

The home includes an oversized private patio described as nearly twice the size of other patios in the building.

For buyers who want meaningful outdoor living space, that creates room for entertaining, dining, relaxing or giving a dog additional private outdoor space.

It also demonstrates why two University Commons condos with similar asking prices can offer very different value. Floor plan, renovation quality, outdoor space, bathroom count and parking can materially change how one property compares with another.

Option Premier originally featured the property while it was available, giving buyers a closer look at the oversized patio and flexible layout at 1071 W 15th St Unit 109.

How Does $400K Compare in University Commons?

This sale adds another useful data point to the University Commons market.

Option Premier's August 2026 analysis found six University Commons closings during August, ranging from $305,000 to $568,000, with a median closed price of approximately $395,000. That makes this $399,999 September closing particularly relevant for buyers researching the community around the $400K level.

Buyers can explore the broader numbers in the August 2026 Chicago condo market report.

A separate recent University Commons closing also showed what $410,000 purchased: a substantially larger 1,295-square-foot, 2-bedroom, 2-bath plus den loft.

Together, these sales reinforce an important point: $400K does not buy one standardized University Commons condo. Depending on the unit, that budget may prioritize square footage, bedroom count, bathrooms, renovations, a den, parking or unusually large private outdoor space.

More Than a Closing: The Cory Tanzer Group Reaches 1,000 Homes Sold

For Cory Tanzer, the significance of this closing goes beyond the sales count.

“1,000 homes is a milestone I’m incredibly proud of, but even more than that, I’m grateful for the 1,000 opportunities we’ve had to help people move forward.”

Cory credited the milestone to the buyers, sellers, repeat clients, referrals and relationships that helped build the team over time.
