Naperville Ridge Could Bring New Luxury Duplex Homes to the Western Suburbs
NAPERVILLE — A proposed luxury duplex development in Naperville is moving forward in the planning process, but not without strong concerns from neighbors who want to preserve the wooded land as it is.
The project, called Naperville Ridge, is proposed by Pulte Home Co. on a roughly 32-acre site currently owned by the DuPage Water Commission. Pulte intends to purchase the property for about $14 million and build a 94-unit duplex neighborhood on the south side of 75th Street, near the Naperville and Woodridge border.
The proposal has received support from Naperville’s Planning and Zoning Commission, though the vote was not unanimous. The Naperville City Council will have the final say, and a council date has not yet been scheduled.
What Is Planned for Naperville Ridge?
Naperville Ridge is being pitched as a luxury, low-maintenance residential community surrounded by natural areas and preserved trees.
Plans call for 94 duplex-style homes, described as being arranged in two separate residential pods. The homes would include first-floor primary bedrooms, making them especially appealing to buyers who want to downsize without moving into an age-restricted or senior housing community.
Expected pricing is projected between $700,000 and $900,000 per duplex, placing the development firmly in the luxury segment of the Western Suburbs market.
A Focus on Low-Maintenance Living
The buyer profile for this type of project is clear.
Many Naperville-area buyers want to stay close to the community, but they may not want the upkeep of a large single-family home. Duplex-style homes with modern layouts, first-floor primary suites, and limited maintenance can appeal to empty nesters, move-down buyers, and professionals who want newer construction without giving up space or privacy.
That demand is part of why projects like this continue to gain attention in the Western Suburbs.
Neighbors Raise Concerns About Trees and Wetlands
The biggest controversy is the land itself.
Neighbors and local residents describe the property as a heavily wooded green space. Some have raised concerns about the removal of mature trees, including hickory trees that may provide potential bat habitat.
One local official called the land “a gem,” while nearby residents have argued that the woodland and wetland ecosystem cannot simply be replaced with new plantings.
According to project details, more than 2,000 trees were inventoried on the site. Plans call for preserving more than 1,300 trees, planting 384 new trees, and removing about 850 trees. Of the trees proposed for removal, 338 are considered high-quality species.
The development team has said roughly 11 acres of the property include critical wetlands and buffers, and that the project is designed to avoid disturbing those wetland areas.
Public Access Could Be Part of the Plan
One argument in favor of the project is that the land is currently private and not legally open for public use.
The development team has discussed adding features such as limestone pathways, wildlife housing, and nesting habitats that could allow people to experience parts of the natural area without negatively affecting protected wetlands.
That creates one of the central questions around the project: should the site remain largely untouched, or should it be developed in a way that preserves portions of the land while creating public access and new housing?
What Happens Next?
The project has cleared an important planning step, but it is not final.
The Naperville City Council still needs to review and vote on the proposal. Until then, buyers and nearby residents will be watching closely to see whether the project moves forward as planned, changes before approval, or faces additional debate.
For now, Naperville Ridge is one of the more notable proposed luxury housing developments to watch in the Western Suburbs.
