297 Luxury Apartments Proposed for CityGate Centre in Naperville
NAPERVILLE — A major residential expansion could soon reshape part of Naperville’s growing I-88 corridor.
A proposal recently submitted to the city would bring 297 luxury apartments to CityGate Centre, the mixed-use campus near Route 59 and Interstate 88 known for its offices, hotels, restaurants and retail destinations.
The project, called CityGate II, is being led by Willow Bridge Property Company, the same national developer behind the nearby Domain CityGate apartment community.
Building on the Success of Domain CityGate
According to Willow Bridge, the new proposal is directly tied to the strong performance of Domain CityGate, which opened in 2022 and quickly reached high occupancy levels.
“We’re doing this on the heels of the success of Domain,” said Joe Segobiano, senior vice president for Willow Bridge. “That’s been extremely successful for us, but it’s also, we feel, been extremely successful for CityGate … and also for the broader community of Naperville.”
City planning data appears to support that momentum.
Naperville’s I-88 Corridor Strategy identified strong demand for multifamily housing in the area, noting that Domain CityGate was “quickly absorbed” with vacancy rates below 5%. Nearby developments along the corridor have reportedly seen similar leasing performance.
What the Development Would Include
If approved, CityGate II would rise on approximately five acres at the southeast corner of Ferry Road and City Gate Lane.
The proposal calls for:
297 luxury apartments
46 studios
179 one-bedroom units
64 two-bedroom apartments
8 two-bedroom plus den layouts
A four-story wrap-style residential building
A five-story central parking garage
422 parking spaces
Ground-level amenities and shared outdoor spaces
The “wrap-style” design places apartments around an above-ground garage, allowing many residents to park on the same level as their units.
“We think the quality of life in a wrap product is better for the residents of the community that live in that building,” Segobiano said. “But we also think it’s better for the residents around that building.”
Amenities Designed Around Lifestyle
Like many newer luxury apartment communities, the project emphasizes amenities as a major selling point.
Plans currently include:
Outdoor pool and patio space
Coworking lounge
Gaming room
Spa-inspired fitness center
Pickleball court shared with Domain CityGate residents
The wellness-focused fitness space could also include features like dry heat and cold plunge options.
The project’s location is another major part of the pitch.
“We like to be in locations where we have amenities for our residents outside of the front door,” Segobiano said. “There are restaurants, there are walking paths, offices right on campus … the location, we think, is just fabulous.”
Why This Matters for the I-88 Corridor
City officials and developers increasingly view residential development as a key part of revitalizing the I-88 corridor, which has traditionally been office-heavy.
According to Willow Bridge, adding more housing near employment centers can actually strengthen nearby office demand.
“Office owners really like to have housing that is in close proximity,” Segobiano said. “CityGate II should be viewed as an additive to office space along I-88, not in lieu of it.”
That thinking reflects a broader shift happening in suburban office markets nationwide. Instead of separating office, residential and retail uses, many developments are now leaning into mixed-use environments where people can live, work and socialize within the same area.
Rental Pricing and Target Demographics
The proposal targets two key demographic groups:
Young professionals ages 25–35
Empty nesters and downsizers ages 50–64
Projected monthly rents include:
Studios: approximately $1,900–$2,000
One-bedrooms: approximately $2,050–$2,400
Two-bedrooms: approximately $3,000–$4,400
According to the petition, much of the development would qualify as “attainable housing” for many Naperville residents based on area median income data.
What Happens Next
Willow Bridge is seeking multiple approvals and zoning variations from the city, including:
A conditional use for multifamily housing
Increased density allowances
Height and setback variations
Parking-related approvals
The proposed site currently contains a surface parking lot and sits near existing office buildings, residential communities and commercial uses within the broader CityGate campus.
