Another residential development is officially getting underway in one of Chicago’s fastest-growing neighborhoods. Site preparation has begun for a new apartment project at 566 West Van Buren Street in the West Loop, signaling the next phase of construction after months of approvals.

The project is being developed by Riverside Investment & Development and built by Clark Construction, both well-known for large-scale developments across the city. Recent permits issued in March, including caisson work, tower crane installation and full construction approval, have cleared the way for work to begin.

Crews are already active on-site, removing the existing asphalt parking lot and preparing the foundation. Early work includes excavation and preliminary caisson activity, which is a key step in supporting the structure of mid- to high-rise buildings.

The development, designed by Antunovich Associates, will rise 12 stories and include 199 residential units. Plans also call for 42 parking spaces and 199 bicycle spaces, reflecting a continued emphasis on transit-oriented and bike-friendly living in the West Loop.

Construction partners on the project include Adjustable Concrete and Taylor Excavating, with crews already visible on-site beginning early-stage work.

The location offers strong connectivity, sitting near major downtown corridors and public transit options, making it attractive for renters seeking easy access to the Loop and surrounding neighborhoods. The West Loop, once an industrial district, has rapidly evolved into one of Chicago’s most desirable areas, known for its mix of restaurants, offices and residential developments.

According to current timelines, residents could begin moving into the building by late 2027, adding nearly 200 new units to an area that continues to see strong housing demand.

For those following new developments in West Loop Chicago, this project is part of a larger wave of construction activity reshaping the neighborhood. With another proposal at nearby North Jefferson Street also in early stages, the area around Van Buren continues to emerge as a key pocket for new residential growth.

As site work continues, 566 W Van Buren marks yet another step in the ongoing transformation of the West Loop into one of Chicago’s leading live-work neighborhoods.
