Funding Approved for Hub 32 Affordable Housing Development in East Garfield Park

A long-planned affordable housing project in East Garfield Park is officially moving forward.

The Chicago City Council has approved funding for Hub 32, a mixed-use affordable housing development planned for 132 North Kedzie Avenue near the intersection of Kedzie and Lake Street.

The project has been in development for several years as part of a broader city initiative aimed at redeveloping vacant, city-owned parcels on the West Side.

What the Development Will Include

The updated plans call for a five-story building featuring:

  • 51 fully affordable residential units

  • Approximately 3,800 square feet of commercial space

  • A fitness room and resident amenities

  • Bike parking

  • A 12-space parking garage accessed from Lake Street

The residential mix includes:

  • 28 one-bedroom units

  • 16 two-bedroom units

  • 7 three-bedroom apartments

The inclusion of larger units is especially notable, as many newer affordable developments tend to focus heavily on smaller layouts.

Design and Construction Timeline

Architecturally, the building will feature a mix of:

  • White brick exterior materials

  • Corrugated metal panel accents

  • Multiple outdoor terraces created through building setbacks

The project is expected to cost approximately $41 million.

With funding now approved, construction is scheduled to begin in July 2026, with completion targeted for December 2027.

A Bigger Shift Happening on the West Side

Projects like Hub 32 are part of a larger push to bring new investment and housing options to neighborhoods that have historically seen less large-scale development activity.

What stands out here is that the project is trying to create a more complete mixed-use presence with retail, amenities, and larger family-oriented units.

And with construction now expected to begin this summer, the long-discussed project is finally moving into its next phase.
