A major riverfront development is officially underway in Goose Island.


Construction has begun on the first tower of Halsted Pointe, a large-scale mixed-use project at 931 North Halsted Street, marking the transformation of the former Greyhound bus facility on Goose Island into a new residential and commercial hub.


Led by Canadian developer Onni Group, the project has been in the works for several years and is now moving into its first active construction phase.



A 46-Story Tower Kicks Off a Larger Vision

The initial phase centers around a 46-story residential tower rising approximately 500 feet, designed by Hartshorne Plunkard Architecture.


While this first building is significant on its own, it’s just one part of a much larger master plan. Once fully built out, Halsted Pointe is expected to include:

  • Five high-rise towers

  • One mid-rise building

  • A mix of residential, retail and public-facing spaces


This positions the development as one of the more ambitious multi-phase projects currently underway near downtown Chicago.



Residential Units and Amenities

The first tower will deliver 460 residential units, with a mix of:

  • One-bedroom

  • Two-bedroom

  • Three-bedroom

  • Four-bedroom layouts


Of those, 92 units will be designated as affordable housing, aligning with city requirements for large developments.


Residents will have access to a wide range of amenities, including:

  • Fitness center

  • Wellness and spa spaces

  • Resident lounges and game rooms

  • A multi-level outdoor deck


These features are built into a five-story podium base, which anchors the tower and connects it to the surrounding site.

Retail, Parking, and Design Details

The podium will also include approximately 18,900 square feet of commercial space, spread across multiple storefronts designed to activate the street level.


Above that, the structure will house around 200 parking spaces, with a design that integrates the building into the sloping topography of Halsted Street.


Architecturally, the tower will feature a modern glass façade with two-tone materials, along with a mix of cantilevered and inset balconies that help break up the building’s massing.



A Strategic Location Near Major Developments

The site sits at the southeastern edge of Goose Island, directly across the river from the future Bally's Chicago Casino.

That proximity is key.

As Bally’s continues to rise and other nearby developments move forward, this area is quickly becoming one of the more active growth corridors near downtown. Halsted Pointe is positioned to be part of that transformation, adding housing density and new retail to a previously underutilized site.

Construction Timeline and Progress

The project secured approximately $220 million in funding in late 2024, helping move it into the construction phase.

Now, activity on the site is clearly visible:

  • Caisson drilling is underway

  • Concrete work has begun

  • Construction equipment and cranes are in place

The first tower is expected to follow a 24-month construction timeline, though exact delivery dates may shift as work progresses.
