526 N. Western Mixed-Use Development Approved by Chicago City Council
CHICAGO — A new mixed-use development is moving forward on Western Avenue after receiving approval from the Chicago City Council. The project, planned for 526 N. Western, will replace an existing one- and two-story brick building with a five-story structure that adds retail space, family-sized apartments, parking, and private outdoor space to the corridor.
Planned by Panoptic Group and designed by Hanna Architects, the development reflects the kind of smaller-scale infill housing Chicago continues to see along key neighborhood streets, especially in areas where buyers and renters want access to transit, retail, and nearby established neighborhoods.
What Is Planned at 526 N. Western?
The approved project will rise approximately five stories and 59 feet at 526 N. Western, located between W. Grand Avenue and W. Ohio Street.
The development will include:
1,830 square feet of ground-floor commercial space
Nine residential units
Nine parking spaces
Bike parking
Private balconies for every unit
Large private roof decks for the top-floor residences
The ground floor will be focused primarily on retail frontage, with a small residential entrance and an interior parking garage located toward the rear of the property.
All Residential Units Will Be Three-Bedroom Layouts
One of the most notable details is the unit mix.
Each of the upper residential floors will include three units, and all nine residences are planned as three-bedroom layouts. That is important because many new smaller infill projects tend to lean heavily toward studios and one-bedroom units.
For buyers and renters who need more space, three-bedroom layouts can be especially attractive, particularly for households looking near West Town, Ukrainian Village, Smith Park, and the broader Near West Side area.
Private Outdoor Space Is Built Into the Design
Outdoor space is also a key part of the plan.
Every unit will include a private balcony, while the three fourth-floor units will have stairs leading up to a fifth-floor family room space connected to large private roof decks.
That combination of larger layouts and private outdoor space could make the building stand out among smaller new-construction projects in the area.
What Happens Next?
With City Council approval secured, the site will be rezoned from C1-2 to C1-3, allowing the developer to move forward with permitting and construction.
No construction timeline has been announced yet, but the approval is a meaningful step for the project.
Why This Matters for the Western Avenue Corridor
The project at 526 N. Western is not a massive development, but it still matters.
Small and mid-sized infill projects help add housing and retail along existing neighborhood corridors without dramatically changing the scale of surrounding blocks. In this case, the project adds family-sized housing, ground-floor commercial space, and updated street frontage to a stretch of Western Avenue positioned near several active Chicago neighborhoods.
For buyers watching areas west of downtown, projects like this are worth noting because they show where new housing and neighborhood investment are continuing to move.
