Fulton Market’s Skyline Is Growing Again With New 29-Story Tower
CHICAGO — Fulton Market’s skyline is set to keep growing. A new mixed-use residential high-rise at 215 N. Racine Avenue has been approved, clearing the way for another major tower in one of Chicago’s fastest-changing neighborhoods.
The project, led by Domus and designed by Archeo Design Studio, will replace a mid-block site between West Fulton Street and West Lake Street with a 29-story, 364-foot-tall residential building. It also includes a planned 11,000-square-foot public park nearby at 1240 W. Carroll Avenue.
What Is Planned at 215 N. Racine?
The approved tower will bring 347 residential units to Fulton Market, along with a small ground-floor commercial space and parking podium.
The unit mix includes:
143 studios
79 one-bedroom units
120 two-bedroom units
5 three-bedroom units
70 affordable units
The building will also include approximately 1,100 square feet of commercial space along the street, with 88 parking spaces located on the lower floors behind a bronze mesh screen.
Rooftop Amenities and Outdoor Space
Residents will have access to a rooftop amenity level with an outdoor pool deck, adding to the lifestyle-driven design that has become common in new Fulton Market residential towers.
The nearby public park at 1240 W. Carroll Avenue is also an important part of the project. The use and maintenance plan for the park is still being finalized, but the added open space matters in a neighborhood where density continues to grow quickly.
