355-Unit Apartment Tower Proposed Near Diversey Harbor in Lakeview
A major new residential proposal could reshape one of the most visible corners along Chicago’s lakefront.
Developers are proposing a 28-story apartment tower at the northwest corner of Sheridan Road and Diversey Parkway in Lakeview, replacing the now-vacant former Stone Medical Center building and its adjacent parking lot.
The project is being led by Chicago Development Partners, Continuum Capital and Antunovich Associates.
Plans Grew From 303 to 355 Units
The proposal has already evolved since it was first introduced earlier this year.
Initial plans called for a 24-story building with 303 apartments, but updated materials shared by Bennett Lawson’s office show the project has expanded to:
28 stories
355 residential units
Ground-floor retail space
Second-floor medical office space
A large commercial fitness tenant open to the public
The project would also include 20% affordable housing, totaling approximately 60 affordable units.
Rooftop Pool, Fitness Space, and Lakefront Views
Renderings show a curved glass tower overlooking Diversey Harbor and the lakefront, giving the project one of the more prominent visual positions on the North Side.
Amenities currently planned include:
Rooftop pool deck
Public-facing fitness space
Retail and commercial areas
Medical office component
More than 400 bike parking spaces
Earlier plans also included roughly 150 parking spaces, though final details may continue to evolve as the proposal moves forward.
Historic Public Art Will Be Preserved
One of the more unique aspects of the proposal is the commitment to preserve the site’s historic “Brotherhood” sculptures created by artist Egon Weiner.
The sculptures date back to the 1950s and were originally installed outside the headquarters of the Amalgamated Meat Cutters and Butcher Workmen union before the property later became part of St. Joseph Hospital’s medical campus.
According to the development team, the sculptures will either remain on-site or be relocated elsewhere in Chicago in partnership with the Park District or another organization.
Demolition Is Already Underway
While full building permits have not yet been submitted, activity has already started on the site.
The development team purchased the property from Ascension Health for approximately $17.25 million late last year, according to property records.
Demolition work is currently underway and has already impacted nearby CTA bus stops along Sheridan and Diversey.
What Happens Next
The proposal will still require amendments to the site’s planned development before moving forward officially. However, according to Lawson’s office, the project generally aligns with the area’s existing zoning framework.
A larger community meeting is expected in the future as the development team continues gathering feedback from residents and neighborhood groups.
