303-Unit Apartment Tower Proposed for Key Lakeview Corner Near the Lakefront
A new development proposal could bring one of the largest recent residential projects to Lakeview, targeting a highly visible site near the lake.
Chicago-based Continuum Real Estate Brokers has unveiled plans for a 303-unit glass apartment tower at 2800 N. Sheridan Road, replacing a vacant medical building at the corner of Sheridan and Diversey Parkway. The site sits just steps from Diversey Harbor and the lakefront, positioning it as one of the more prominent redevelopment opportunities on the North Side.
The proposal was recently shared with the office of Bennett Lawson, who is currently gathering community feedback before the project moves further through the approval process.
“Our vision for the site is a thoughtfully designed mixed-use tower that serves as a new gateway to Lakeview and brings much-needed housing to this prominent corner overlooking Diversey Harbor and the lakefront,” said Evan Meador, co-founder of Continuum.
Plans call for a modern glass tower with 303 residential units, a scale that stands out in Lakeview, where large, ground-up developments are relatively limited compared to other parts of the city. The building would also include approximately 10,000 square feet of commercial space at the base, which could bring new retail or neighborhood-serving businesses to the area.
While full design details are still being refined, the project is expected to include a mix of unit types, likely targeting renters who want proximity to the lakefront, transit access and one of Chicago’s most active neighborhood corridors.
The location is a major part of the story. Situated near Diversey Harbor and the Lakefront Trail, the site offers direct access to outdoor amenities while remaining close to Lakeview’s dining, retail and nightlife scene. It also connects easily to major transit routes, making it attractive for both local renters and those commuting to downtown.
Summary
From a development standpoint, proposals like this don’t come around often in Lakeview. Much of the neighborhood is already built out, and larger sites capable of supporting high-rise construction are limited. That makes this project one to watch, especially as the city continues to look for ways to add housing in high-demand areas.
At the same time, the project is still in its early stages. Meador noted that the development team is actively working with local officials and community stakeholders to refine the design and determine the best fit for the site.
