Amazon Could Bring a Massive New Superstore to Oak Brook, and It Would Be Bigger Than Costco

OAK BROOK, IL — A major retail development could soon reshape one of Chicagoland's busiest shopping corridors as Amazon pushes ahead with plans for a massive new store concept in the western suburbs.


The company is advancing plans for a 225,000-square-foot retail superstore at the southeast corner of Butterfield Road and Meyers Road in Oak Brook, creating what would become one of Amazon's largest and most ambitious physical retail projects in the country.


The proposed store recently cleared an important step after the Oak Brook Planning and Zoning Commission approved the project with a 7-1 vote on May 13, 2026, sending it to the Village Board for final consideration on June 9, 2026.

Unlike Amazon Fresh or smaller experimental stores launched in previous years, this project would function more like a modern supercenter designed to combine grocery shopping, general merchandise, online ordering and pickup services under one roof.

At 225,000 square feet, the proposed location would be approximately 40% larger than Oak Brook's Costco location and larger than many traditional big-box retailers.

Plans indicate the store would include:

Full grocery offerings and general merchandise
Online order pickup and local delivery services
In-store kiosks for product browsing and ordering
Potential pharmacy and food service options
871 parking spaces
• Approximately 500 retail jobs

Amazon has described the concept as a new retail experience built around how customers currently shop, combining both physical and digital convenience.

Existing Office Buildings Could Be Replaced

The proposed development would transform approximately 27 acres currently occupied by seven office buildings totaling around 600,000 square feet.

Plans also include:

• A 1.7-acre future development outlot
• Two new ponds
• Increased green space throughout the property
• Reduced overall site density compared to the current office layout

Developers say the new project would create approximately 57% less density than the existing office development.

The project represents more than just another retail store.

Amazon has spent recent years adjusting its physical retail strategy after scaling back concepts like Amazon Go and certain Amazon Fresh operations.

This proposed Oak Brook location would instead represent one of the company's first large-format superstore concepts, combining grocery and retail offerings at a scale designed to compete with retailers like Target, Costco, Walmart, and Meijer.

If the project receives final approval, demolition could begin later in 2026, construction could continue through 2027, and the store could potentially open by October 2028.

For Oak Brook residents, shoppers and nearby communities, the proposal could become one of the most significant retail developments to arrive in the area in years.
