LINCOLN PARK — Construction is officially moving ahead at 2600 North Clark Street in Lincoln Park after the City of Chicago issued the project’s full building permit on May 18, marking a major milestone for the long-anticipated residential development.

The permit, which carries a reported construction cost of $10 million, was approved exactly three months after its application date of February 18. The project is being developed by Initium Development, with ENC Construction serving as the general contractor.

Construction Is Already Underway

Work is already visible on site.

Crews are currently focused on grade-level foundations and early structural work following demolition of the former Dunlay’s On Clark building earlier this year. Initium Development held an official groundbreaking ceremony in March shortly after teardown activity wrapped up.

Both the full construction permit and the earlier foundation permit issued in January are tied to the project’s secondary address at 606 West Wrightwood Avenue.

From a Larger Proposal to a Refined Mid-Rise

Designed by SEEK Design + Architecture, the project has evolved significantly from its original proposal.

Early plans called for a seven-story building with 66 units, but the approved version was scaled back to a more neighborhood-oriented five-story design with 48 residences.

The updated unit mix includes:

  • 34 standard apartments

  • 14 efficiency units

All residential units will occupy the upper four floors of the building.

Ground Floor Designed for Modern City Living

The ground floor is designed to serve as more than just an entrance.

Plans include:

  • A 10-car garage

  • Large commercial retail space

  • Co-working areas

  • Bicycle storage

  • Residential lobby space

The inclusion of co-working amenities reflects how newer developments continue adapting to hybrid work lifestyles, especially in dense urban neighborhoods like Lincoln Park.

Strong Transit Connectivity

One of the project’s biggest advantages is its location.

Future residents will be within walking distance of both the:

  • CTA Brown Line and Purple Line station at Diversey

  • Red/Brown/Purple Line hub at Fullerton

The site is also surrounded by multiple CTA bus routes, including the #22 Clark and #36 Broadway lines just steps away. Additional nearby access includes Routes 8, 76, 134, 143, 151 and 156 along Stockton Drive near the lakefront.

That level of connectivity continues to make this pocket of Lincoln Park one of the city’s most consistently desirable residential areas.

Expected Timeline

The development team initially hoped to begin construction by late 2025 with completion targeted for early 2027. With foundation work already underway in the first half of 2026, the timeline now points toward a likely mid-2027 opening.
