40-Unit Condo Project Set to Replace Parking Lot in Edgewater

A new residential development is moving forward in Edgewater, replacing a long-standing surface parking lot with new housing near the lake.

A full construction permit has been issued for a 40-unit condominium building at 6150 North Sheridan Road, clearing the way for construction to begin. The permit, issued May 4, carries a reported construction cost of $5 million and comes after roughly three months in review.

Project Overview

The development, led by 6150 N. Sheridan LLC with GlobalGC Inc as builder, will rise:

  • Five stories plus a basement

  • Approximately 60 feet in height

  • Designed by Hanna Architects

The building will include a mix of two-, three-, and four-bedroom condo units, signaling a focus on larger layouts compared to many recent apartment developments.

Each unit will be paired with one parking space, split between a basement garage and an outdoor rear lot.

From Parking Lot to Residential Housing

The site itself has long been used as a surface parking lot and sits just north of the former Kindred Hospital Chicago North site, which was recently demolished.

Its location along Sheridan Road places it just steps from the lakefront and within a corridor that has seen steady residential growth in recent years.

The project previously received approval from the Chicago Plan Commission under the Lake Michigan and Chicago Lakefront Protection Ordinance, but did not require a zoning change, helping streamline the path to construction.

It also has the support of local leadership, including 48th Ward Ald. Leni Manaa-Hoppenworth.

Part of a Larger Development Trend Nearby

This project isn’t happening in isolation.

The same alley also serves two additional residential developments:

  • 6143 N Kenmore – a 40-unit building permitted earlier this year

  • 6125 N Kenmore – an 18-unit building approved shortly after

Both were also designed by Hanna Architects, showing a coordinated wave of infill residential development in this part of Edgewater.

Timeline and What to Expect

Earlier projections targeted a construction start in early 2026 with completion by mid-2027. With permits now secured, timelines may shift slightly depending on when construction begins.

If work starts soon, move-ins could begin as early as late 2027, though delays could push occupancy closer to 2028.

Why This Project Stands Out

While Chicago continues to see large apartment developments, this project reflects something different.

It’s a mid-sized condo building with larger unit layouts, which are less common in newer developments. That suggests a focus on buyers looking for more space, particularly in a neighborhood known for its proximity to the lake and quieter residential feel.

At the same time, it’s another example of how underutilized sites, like parking lots, are being converted into housing.

And in neighborhoods like Edgewater, where available land is limited, those smaller infill projects are becoming an important part of how new inventory gets added.
